Limited Warranty Information

We at Lara's Power Wash take our responsibility for caring for your home or business very seriously.

Our prorated limited warranty programs are designed to give you peace of mind and real value. Because of the many different types of wood, concrete, asphalt and composite materials; the many different environments such as very sunny, somewhat sunny, shady, very shady, high traffic areas, pet traffic, pools, hot tubs, etc.; along with the many different expectations people have, we have a prorated warranty for most of the services we offer. Simply put, there is a life expectancy for the services we offer. If for any reason you believe the results are falling short of what you had expected, we will redo the area in question at a prorated charge for the original homeowner (see specific service for details). The prorated warranty is for the original time period and is not perpetual.

The following is an example of a deck where the spindles and vertical areas look great but the walking surfaces of the deck did not perform as expected or hoped for:

• Original price of the project was $600.00
• The floor portion of the deck was $300.00
• Contact was made by the customer 1 year after the project was restored
• Horizontal surfaces are expected to last 18 months
• 0.67 multiplied by $300.00 is $201.00 to re-clean and re-stain the walking surfaces

The example above is how the prorated warranty will be handled on any and all service related and warranty-related claims.

General Information and Details

Warranty period covers the described time requirements as listed by each service. The warranty lasts for the period of time described from the date the original service was substantially completed.

These warranties do not cover surfaces that have been subjected to caustic cleaners (such as house wash cleaners, bleach, etc.) or that have not been kept free of debris. Also, consequential and incidental damages are not recoverable under this warranty.

Cracking and/or Peeling

We warranty that our sealer/stain (Ready Seal or Armstrong Clark) will not crack or peel on horizontal surfaces for 18 months and for 3 years on vertical surfaces (spindles, support posts, fascia, etc.). We do not warranty any product chosen by the customer.

The stain we use is a penetrating sealer/stain that will soak into the wood and will wear away over time. It should not come off by peeling. In some cases where the wood is new or unusually wet, the sealer/stain may peel off. In that event Lara's Power Wash will remove the old stain from the peeling areas and re-stain. This typically only occurs on horizontal surfaces. In the following example the floor and steps would be re-stripped and resealed/stained. We would not re-strip and re-seal the vertical areas such as the spindles, supports posts, fascia, etc.

If within 18 months the walking surfaces of the deck begin to peel, Lara's Power Wash will re-clean your walking surfaces at a prorated price using the following example.

1. Original price of the project was $600.00
2. The floor portion of the deck was $300.00
3. Contact was made by the customer 12 months after the project was restored
4. Horizontal surfaces are expected to last 18 months
5. 0.67 multiplied by $300.00 is $201.00 to re-clean and re-stain the walking surfaces

We do not warranty any paint, sealer or stain other than Ready Seal and Armstrong Clark. The prorated warranty is for one time period and is not perpetual.

Stain Color

We warranty the stain color for 18 months on the horizontal surfaces and 3 years on the vertical surfaces. It should be noted that traffic areas will wear much faster than less traveled areas. It is also important to know that within 18 months, the floor, in many cases, will need to be restored. Do not expect the floor to look the same 18 months after it has been stained. Considering the environment of a horizontal surface, subjected to UV rays, rain and snow, that is almost impossible. This warranty allows people to keep their floor looking good at a reduced price if they so choose. Our warranty is not intended to imply that the floor will retain its original color for the full 18 months.

2. Spindles are warranted for 3 years. However, an inspection is required by Lara's Power Wash before approval to determine if the color on spindles is failing or simply needs to be freshened up. If it is determined the spindles simply need to be freshened up, the warranty will not apply.

Hardwoods

South American wood such as ipe, Ironwood and Tigerwood in most cases will need to be cleaned and sealed/stained every year. The wood is so dense that the stain simply is not able to penetrate as deeply. It is expected that these woods will need to be cleaned and resealed yearly.

Black Mold and Mildew

Black mold and mildew is spreading and is becoming a bigger problem as time goes by. Lara's Power Wash warranties against mold and mildew growth for 18 months on all restored surfaces. The prorated example above will apply.

Drip Lines, Swimming Pools, Pets, Shoveling and Furniture Marks.

House Washing and Concrete Cleaning

We do not offer warranties for house washing or concrete cleaning. It is expected that a house may need to be cleaned annually depending on the home's surroundings. Concrete may need to be cleaned annually, semiannually or even monthly depending on traffic and the specific use of the concrete.
